Tanya Dubash, a member of the Godrej family and the executive director at Godrej Industries Group, has acquired two luxury apartments with sea views in a premium residential tower currently under construction on Mumbai’s Worli Sea Face for more than Rs 294 crore, as indicated by property registration documents .

These transactions value the apartments at over Rs 2.5 lakh per square foot, placing them among the most expensive residential transactions in the country based on the per square foot rate. The two apartments are situated on the 19th and 20th floors of the ultra-luxury tower Naman Xana, each featuring a carpet area of approximately 5,812 square feet, along with a balcony measuring 645 square feet, according to the documents. The total area of the residences exceeds 11,500 square feet, excluding the balconies.

The apartment on the 19th floor was purchased by Dubash from the project’s developer, Shree Naman Residency, while the 20th-floor apartment was acquired by Shaula Real Estates from Karp Estate, a company associated with Godrej Industries. Both apartments will provide exclusive access to eight car parking spaces within the tower. These recent acquisitions contribute to the Godrej family’s expanding presence in the tower.

Last year, a company affiliated with Tanya Dubash purchased a duplex apartment that spans the 30th and 31st floors of the same project for Rs 225.76 crore. This apartment had a carpet area of 9,214 square feet and a balcony of 1,227 square feet. The ultra-luxury residential tower has become one of the most sought-after residential addresses in the country, attracting billionaire promoters, industrialists, and top corporate executives.

The tower has also witnessed record-breaking transactions, including those by pharmaceutical billionaire Leena Gandhi Tewari, who bought two duplex apartments for Rs 639 crore at a remarkable price of approximately Rs 2.83 lakh per square foot. Tanya Dubash is the eldest daughter of Adi Godrej and holds positions on the boards of several publicly listed companies within the Godrej group, including Godrej Consumer Products and Godrej Agrovet.

The Worli micro-market has experienced a significant increase in ultra-luxury transactions in recent years, supported by infrastructure improvements such as the Mumbai Coastal Road and a robust demand for large-format sea-facing residences in both south and central Mumbai. This area has developed into Mumbai’s “billionaires’ row,” attracting buyers that include members of the Godrej family, pharmaceutical industry leaders, and prominent banking and business families.

The most recent acquisition highlights the ongoing demand for prestigious homes, even amidst a slowdown in the wider housing market. Industry experts indicate that promoter families and ultra-high-net-worth individuals continue to regard high-profile Mumbai properties as long-term legacy investments and valuable assets.
