Sukhpal Singh Ahluwalia has acquired an 11,416 sq ft apartment at DLF’s prestigious property, The Camellias, located in Gurugram, for Rs 100 crore, according to two sources familiar with the situation. Ahluwalia, who previously sold his company Euro Car Parts, is currently at the helm of Dominvs Group, a real estate, hospitality, and asset management firm based in London.
This transaction represents the third occurrence of a Rs 100-crore deal within the upscale residential complex, which is home to numerous affluent individuals.
The deal highlights the ongoing demand for luxury residences in India following the pandemic. Previously, Info-x Software Technology Pvt Ltd, through its director Rishi Parti, purchased a 16,000 sq ft penthouse at The Camellias for Rs 190 crore, marking one of the most expensive apartment transactions in the nation.
In October 2023, it was reported the first Rs 100-crore deal within the same residential complex situated along Gurugram’s Golf Course Road. “I initially considered purchasing a farmhouse but ultimately opted for a gated condominium since we frequently visit India. We also own a house on Kautilya Marg, but we prefer to reside in Gurugram,” Ahluwalia stated . Luxury property prices in Gurugram and Delhi have been experiencing significant increases.
This trend has resulted in the prices of high-end apartments in Delhi’s southwestern suburbs and bungalows in the Lutyens zone of the national capital aligning with those in Mumbai’s affluent neighborhoods, surpassing Rs 120,000 per sq ft. Approximately 15% of property owners at The Camellias have transitioned from ‘The Magnolias’ and ‘The Aralias’—two other DLF projects in Gurugram.
The majority of buyers at The Camellias hail from the Delhi NCR region. Notable residents of the project include Aman Gupta, the founder of BoAt; JC Chaudhry, the founder of Aakash Educational Services; and the Elan Group, a real estate company. Numerous startup founders have reportedly purchased apartments within the same complex. Real estate analysts have indicated that post-Covid, there is an increasing inclination among ultra-high-net-worth individuals (UHNIs) towards gated condominiums rather than standalone bungalows as a preferred living arrangement.
