Signature Global (India) has acquired 25 acres of land in Farrukhnagar, Gurugram, for ₹150 crore and entered into collaboration agreements for the development of another 169.22 acres. The combined 194.22-acre land parcel is planned for a low-density luxury residential project with an estimated gross development value (GDV) of ₹5,500-6,000 crore.
The company has acquired the 25-acre parcel through conveyance deeds. The remaining 169.22 acres will be developed under collaboration agreements. Together, the land parcels are estimated to provide approximately 6.77 million sq ft of developable area.
Signature Global plans to develop the project as an ultra-luxury farmhouse villa development, along with sports, hospitality, leisure and lifestyle facilities. The project will mark the company’s entry into Farrukhnagar in Gurugram West.
According to the company, the proposed development will follow a low-density residential format, distinguishing it from conventional housing projects. The farmhouse villa component is expected to form the core of the development, supported by facilities catering to recreation, hospitality and lifestyle requirements.
Pradeep Aggarwal, founder and chairman of Signature Global, said the company views the project as a differentiated low-density residential offering. He added that the estimated 6.77 million sq ft of developable potential would add to the company’s development pipeline.
6.77 Million Sq Ft Development Potential
The acquisition and land tie-ups expand Signature Global’s development pipeline in Gurugram, particularly in the western part of the city. The 194.22-acre land parcel will be developed with a focus on spacious residential formats rather than high-density housing.
The project is also expected to combine residential development with sports and leisure infrastructure and hospitality facilities. Further details on the project timeline, pricing and construction schedule have not been disclosed by the company.
Signature Global Sales Bookings
Signature Global recorded sales bookings of ₹1,970 crore in the first quarter of FY27. For FY26, the company reported sales bookings of ₹8,250 crore.
The developer has delivered 19.2 million sq ft of real estate to date. The latest land acquisition and development agreements add another 6.77 million sq ft of potential developable area to its pipeline.
The Farrukhnagar project comes as developers continue to expand their presence across Gurugram’s emerging growth corridors, with larger land parcels supporting low-density residential and integrated lifestyle developments.
