The financially constrained civic organization is now considering the sale of its commercial properties located in various parts of the city to raise funds. According to sources, officials are in the process of determining the prices for these properties to facilitate an auction organized by the civic body.
These properties are of a commercial nature, and officials are optimistic about attracting buyers for them. “They have identified 65 shop-cum-offices for auction in Shaheed Bhagat Singh Nagar, situated opposite Keys Hotel. Previously, some of the SCOs at this location were auctioned by officials, yielding a substantial amount from the bidders.
In addition, one commercial site (268.44 square yards) near Kailash Cinema Chowk, ten shops in Bearing Market close to Jagraon Bridge, and one commercial property (653 square yards) in Jamalpur Awana have been earmarked. Furthermore, a commercial site (314.16 square yards) has been selected in Pratap Singh Wala on Hambran Road. In its annual budget for the fiscal year 2026-27, the civic body has also set a target of Rs 50 crore from property sales,” stated a source.
While speaking on the condition of anonymity, a senior civic official revealed that no auctions have been conducted for several years, so in addition to selecting properties for auction, they are also comparing the prices established by the Ludhiana Improvement Trust and the Greater Ludhiana Area Development Authority.
He mentioned that they will determine the rates based on auctions conducted by other departments. He asserted that the primary objective is to maximize revenue from the commercial segments of the civic body and generate funds.
Civic body officials are in the process of clearing the Jainpur site of legacy waste using bioremediation, with plans to sell this portion to potential buyers. However, this area is encircled by other properties and does not have access to a wide road. The civic body is currently seeking amendments to the master plan. Nevertheless, officials have stated that obtaining a wide road for this area is not feasible, as adjacent land has already been sold and, in some cases, NOCs have been issued.
