FM Signs 2.2 Lakh Sq Ft Office Lease in Bengaluru

FM, formerly known as FM Global, has leased approximately 2.2 lakh sq ft of office space at Bhartiya Centre for Information Technology in Bengaluru, adding to the city’s strong office leasing activity in 2026. The company is also in discussions to lease a similar amount of space as part of its future expansion plans.

The transaction comes as Bengaluru continues to lead India’s office market. According to Savills India, office space absorption across the country’s six major cities reached a record 41.6 million sq ft in H1 2026, registering a 7% year-on-year increase.

“FM recently signed a lease for 220,000 square feet at the Bhartiya Centre of Information Technology,” a spokesperson for FM said.

Bengaluru Leads India’s Office Leasing

Bengaluru recorded 13.1 million sq ft of gross office absorption in H1 2026, retaining its position as India’s leading office market. Global capability centres (GCCs) accounted for 8.5 million sq ft, or nearly 65% of the city’s overall leasing activity.

IT-BPM companies and flexible workspace operators together contributed around 62% of sectoral absorption, highlighting continued demand from technology-led occupiers and businesses seeking flexible office formats.

The latest FM transaction adds to a series of large office leases in Bengaluru. Recently, Volvo Group leased approximately 600,000 sq ft at Bagmane Capital South, further reflecting demand for large office spaces in the city.

Bhartiya Centre Plans Further Expansion

Bhartiya Centre for Information Technology, the commercial office development arm of Bhartiya, is currently engaging with several occupiers and expects to commit a few hundred thousand square feet of additional office space over the coming months.

The development is also preparing for its next expansion phase. Construction is scheduled to begin on an adjacent 22-acre parcel, with the groundbreaking ceremony expected during September–October 2026.

The second phase is planned to add approximately 5.5 million sq ft of office space, which will be developed in stages. The first phase of this expansion is expected to comprise more than 2 million sq ft.

Office Demand Expected to Remain Steady

India’s office market is expected to maintain occupier activity through 2026, with absorption projected to remain close to the record levels seen last year. Bengaluru’s position is supported by demand from GCCs, technology companies, IT-BPM firms and flexible workspace operators.

The FM lease at Bhartiya Centre, along with other large transactions in the city, adds to the evidence of sustained demand for large-format office spaces in Bengaluru.
