Union Living, India’s leading design-led affordable housing platform for students and young professionals, has announced a major expansion of its managed accommodation portfolio with the addition of over 2,000 beds across key urban markets including Mumbai, Pune and Ahmedabad. The expansion marks one of the company’s largest growth phases to date and reinforces its commitment to addressing the rising demand for professionally managed rental housing in India’s education and employment hubs.
As part of the expansion, Union Living has launched a 1,000-bed student housing and co-living property in Baner, Pune, a 450-bed flagship property in Mumbai’s BKC micro-market, a 200-bed property in Kharghar, Navi Mumbai, and a 250-bed property in Ahmedabad. The company has also expanded its presence in Pune through a new property in Lohegaon, further strengthening its position across high-growth urban clusters.
Rishabh Soni, Co-founder and CEO, Union Living, said: “India’s rental housing market is undergoing a significant transformation as students and young professionals increasingly seek professionally managed accommodation that combines convenience, quality services, and a strong sense of community. With the addition of more than 2,000 beds across strategically located education and employment-driven micro-markets, we are expanding access to purpose-built, built-to-suit living spaces that offer seamless connectivity to academic institutions, business districts, transport networks, and urban amenities. Developed with globally inspired design standards, technology-enabled operations, and hospitality-led services, these communities are designed to deliver a more seamless, engaging, and elevated urban living experience for today’s mobile generation.”
With these additions, Union Living continues to strengthen its footprint across major Indian cities. As a bootstrapped company and one of the few profitable platforms in the managed accommodation sector, Union Living is targeting an Annual Recurring Revenue (ARR) of ₹100 crore in FY 2026-27, up from ₹45 crore ARR as of March 2026. The company has also signed multiple Build-to-Suit (BTS) projects across Pune, Ahmedabad and Mumbai, with approximately 3 lakh sq. ft. currently under development across multiple locations. These projects are expected to add over 3,500 beds to the portfolio over the next two years, further accelerating the company’s growth trajectory as it scales its presence in high-demand urban markets.
Founded to address gaps in India’s fragmented rental housing ecosystem, Union Living focuses on developing managed accommodation assets that combine quality housing, hospitality services, technology-driven operations, and vibrant community experiences. The company continues to expand across education and employment-led urban centres, strengthening its position within India’s rapidly evolving managed accommodation sector.
