M3M has emerged as the highest bidder for a 12.5-acre mixed-use land parcel in Sector 108, Noida, after quoting around ₹1,850 crore in an auction conducted by the Noida Authority. The bid was substantially higher than the reserve price of ₹835 crore, reflecting strong developer interest in strategically located land in the Noida market.
The Sector 108 plot is designated for mixed-use development, with the proposed development comprising both residential and commercial components. The auction attracted participation from major real estate developers, including DLF Ltd, indicating competition for large development opportunities in established Noida locations.
M3M Bid Nearly Doubles Reserve Price
The Noida Authority had fixed the reserve price for the 12.5-acre parcel at ₹835 crore. M3M’s bid of approximately ₹1,850 crore is more than twice the reserve price, resulting in a substantial premium over the authority’s initial valuation.
The high bid indicates the level of interest among developers in acquiring sizeable mixed-use land parcels in Noida. The Sector 108 location offers an opportunity to develop a project combining residential and commercial uses, allowing the eventual development to cater to multiple segments of the property market.
The auction also saw participation from DLF Ltd. According to the report, DLF Limited, M3M Group and Godrej Properties had been shortlisted to bid for the land parcel. However, only two of the three shortlisted groups participated in Tuesday’s bidding process.
Mixed-Use Development Planned in Sector 108
The 12.5-acre parcel is intended for mixed-use development, which means the project can include residential and commercial components. Such land parcels provide developers with an opportunity to create larger developments with different property uses within the same site.
The substantial premium received for the Sector 108 parcel also points to continued developer interest in well-located land in Noida. The sources cited in the report said the premium highlights the demand for strategically located mixed-use properties in the city.
M3M had not immediately commented on the development when contacted, while the Noida Authority had not officially announced the auction details at the time of the report. Therefore, the bid represents the reported outcome of the auction, with formal confirmation from the authority still awaited.
Recent Noida Land Transactions
The Sector 108 auction comes amid continued activity in Noida’s land market. Godrej Properties had recently emerged as the highest bidder for a 4.95-acre residential land parcel in Sector 151, Noida, with a bid of ₹331.75 crore. The proposed residential project on that parcel is expected to have revenue potential of more than ₹2,000 crore, according to Noida Authority officials.
The latest auction adds another major land transaction to Noida’s recent development activity. The size of the Sector 108 parcel, its mixed-use designation and the premium over the reserve price make the transaction significant for the city’s real estate market.
For M3M, securing the highest bid provides an opportunity to pursue a large-scale mixed-use development in one of Noida’s established sectors. The final project configuration, development timeline and investment plans were not specified in the report.
