Once considered a niche reserved for the ultra-wealthy, luxury housing in India is now steadily moving into the mainstream. A significant shift is underway, with affluent homebuyers across major cities redefining what it means to live well. According to a report by CBRE, India’s luxury housing segment (units priced at INR 4 crore and above) recorded 28% year-on-year (YoY) sales growth in Jan-Mar ‘25 across India’s top seven cities. The segment witnessed total sales of approximately 1,930 luxury units during the quarter. This surge reflects not just rising disposable incomes but a broader transformation in urban housing dynamics, where quality, comfort, and cutting-edge features are fast becoming the new standard of living.
The report highlighted that among the top seven cities, Delhi-NCR led in quarterly luxury unit sales, recording a sale of around 950 luxury units, followed by Mumbai, which had a share of 23% in overall sales. Bengaluru recorded the highest growth among southern cities, growing from just 20 units in Q1 2024 to about 190 units in Jan-Mar ’25. Notably, Kolkata and Chennai had a 5% share in overall luxury unit sales.
Besides, several reasons are propelling the luxury housing boom in India. Rising disposable incomes among salaried professionals, entrepreneurs, and a growing base of NRIs are expanding the pool of affluent buyers ready to invest in premium living.
