BSE Introduces REITs & Commercial Real Estate Index

The Bombay Stock Exchange (BSE), through its wholly owned subsidiary BSE Index Services, has introduced the BSE REITs and Commercial Real Estate Index, marking the launch of India’s first benchmark dedicated to tracking listed Real Estate Investment Trusts (REITs) alongside companies with substantial commercial real estate exposure. The new index is expected to strengthen the country’s passive investment ecosystem by providing investors with a transparent benchmark for income-generating commercial real estate assets.

The newly launched index tracks the performance of listed REITs as well as companies operating in the residential and commercial projects segment that derive a significant portion of their revenues from commercial real estate assets and rental income. By combining these businesses under a single benchmark, the index offers diversified exposure to India’s growing office, retail, and leasing-driven real estate market.

The BSE REITs and Commercial Real Estate Index has been assigned a base value of 1,000, with September 2022 serving as the first value date. To ensure that the index accurately reflects market developments, it will undergo semi-annual reconstitution every March and September.

Speaking on the launch, Ashutosh Singh, Managing Director and Chief Executive Officer of BSE Index Services, said the benchmark is the first of its kind in India to provide focused exposure to the country’s yield-generating commercial real estate ecosystem. He noted that the index combines listed REITs with companies having meaningful commercial property portfolios and recurring rental income, thereby capturing the evolving investment landscape of commercial real estate.

To promote diversification and reduce concentration risk, the index incorporates a 20% cap on individual constituents. This feature is expected to make the benchmark suitable for a wide range of investment products and portfolio strategies while preventing excessive dependence on any single company.

According to BSE, the index can serve as the underlying benchmark for Exchange Traded Funds (ETFs) and index funds, enabling asset managers to introduce passive investment products focused on commercial real estate. It can also be used as a performance benchmark for Portfolio Management Services (PMS), mutual fund schemes, and institutional investment portfolios seeking exposure to income-producing real estate assets.

The launch comes at a time when investor interest in commercial real estate has been steadily increasing, supported by the growing maturity of India’s REIT market and rising demand for stable, rental-income-based investment opportunities. By creating a dedicated benchmark, BSE aims to enhance market transparency, facilitate product innovation, and provide investors with an efficient way to participate in the long-term growth of India’s commercial real estate sector.
