Amazon Seller Services Private Limited has leased more than 4.17 lakh sq. ft. of warehousing space in Bhiwandi, near Mumbai, under a long-term agreement with Ecobox Industrials Asset V Private Limited. The lease, registered on June 29, 2026, carries an estimated rental commitment of over ₹162 crore during its nine-year tenure.
According to property registration documents accessed by CRE Matrix, the lease commenced on June 11, 2026, while rental payments are scheduled to begin from October 11, 2026.
The leased facility is located in the villages of Dohale and Bokhari in Bhiwandi, one of India’s largest warehousing and logistics hubs. The property offers a chargeable area of approximately 4.17 lakh sq. ft., reinforcing Amazon’s continued expansion of its logistics and fulfilment infrastructure in the Mumbai Metropolitan Region.
Under the agreement, Amazon Seller Services will pay a monthly rent of approximately ₹1.27 crore, translating to a rental rate of ₹30.34 per sq. ft. The company has also deposited a security amount of ₹3.80 crore.
The lease includes an annual rental escalation of 5%, along with common area maintenance (CAM) charges of ₹2 per sq. ft. per month. Considering the annual rent escalation over the nine-year lease period, the total rental outgo is estimated to exceed ₹162 crore.
Bhiwandi has emerged as one of India’s most preferred warehousing destinations due to its strategic location and connectivity to major transport corridors, including the Mumbai-Nashik Highway, the Mumbai-Nagpur Samruddhi Expressway, and the Jawaharlal Nehru Port Authority (JNPA). The region has attracted significant investments from e-commerce, retail, logistics and third-party supply chain companies.
Several major companies, including Zomato, DMart, DHL, and Delhivery, operate warehousing facilities in the Bhiwandi logistics market.
The latest transaction follows a series of large warehouse leasing deals in the Mumbai region. In November 2025, Zomato Hyperpure leased approximately 5.53 lakh sq. ft. of warehouse space in Bhiwandi, while DHL Supply Chain India also secured a 4.17 lakh sq. ft. facility in the area. Separately, Adani Logistics Ltd leased warehousing space to DMart in Raigad district under a long-term agreement.
