In a major initiative to support the economically weaker section (EWS) of the city, the Nagpur Municipal Corporation (NMC) announced on Sunday the commencement of online applications for 518 flats under the affordable housing in partnership (AHP) component of the Pradhan Mantri Awas Yojana (Urban) 2.0.

Mayor Neeta Thakre and municipal commissioner Abhijeet Chaudhari stated that the registration process will start at 3 PM on February 24 and will remain open until midnight on March 31. Allotments will be conducted through a computerized online lottery system. The 518 flats, which include 210 one-bedroom-hall-kitchen (1 BHK) units and 308 two-bedroom-hall-kitchen (2 BHK) units, will be constructed at Mouza Nari in North Nagpur as part of the Centre’s Housing for All initiative led by Prime Minister Narendra Modi.

The built-up area for a 1 BHK flat will be 478 sq ft, while a 2 BHK unit will cover 619 sq ft. The project will consist of 4 buildings containing 1 BHK flats and 11 buildings housing 2 BHK flats. M/s Sandeep Developers Pvt Ltd has been designated as the project developer.

The Nari housing complex is anticipated to be completed within three years and will include a 10-year defect liability period. The base price for a 1 BHK flat is set at Rs15,51,672, while a 2 BHK flat is priced at Rs21,01,748. With a government subsidy of Rs2.5 lakh per unit, the effective cost for beneficiaries will be Rs13,01,672 for a 1 BHK and Rs18,51,748 for a 2 BHK.

Applicants will need to pay a non-refundable online registration fee of Rs3,000 for a 1 BHK and Rs5,000 for a 2 BHK. In addition to the cost of the flats, beneficiaries will be responsible for expenses such as stamp duty, registration charges, urban local body tax, Metro cess, GST, electricity meter charges, document handling fees, society deposit, and legal fees.

The project will include flats reserved for Scheduled Castes and Tribes, Other Backward Classes, and individuals with disabilities, in accordance with government regulations.

Announcing an expanded roadmap for EWS housing, Thakre stated that the civic body will build 2,101 additional flats across four locations — 840 at Punapur, 240 at Hudkeshwar, 571 at Jaitala, and 450 at KT Nagar — following the Nari project. She mentioned that the forthcoming projects will include measures for environmental sustainability, such as rainwater harvesting systems.

To be eligible, applicants must reside within the NMC limits, must not possess a pucca house anywhere in India, and the total annual family income should not exceed Rs3 lakh.
