Google India and Google Cloud Renew BKC Office Leases for Rs 304 Crore

Google India Private Limited and Google Cloud India Private Limited have renewed their office leases in Mumbai’s Bandra-Kurla Complex (BKC) for a total rent of ₹304 crore over five years. The lease agreements were registered for office spaces at the First International Financial Centre (FIFC), a commercial building in BKC.

Google India Private Limited has renewed its lease for a chargeable office space of 1.10 lakh sq ft (39,973 sq ft carpet) across two floors at FIFC. The monthly rent is ₹3.55 crore, with a cumulative rent of ₹2.25 crore over five years. The per sq ft rent is ₹320 per month, and the agreement includes a 15% rent increase after 36 months. Google India Pvt Ltd has paid a security deposit of ₹9.64 crore, stamp duty of ₹1.87 crore, and registration charges of ₹30,000.

Google Cloud India Pvt Ltd has renewed its lease for a chargeable office space of 38,678 sq ft (25,141 sq ft carpet) on a single floor at FIFC. The monthly rent is ₹1.24 crore, with a cumulative rent of ₹78 crore over five years. The agreement follows similar terms, with a per sq ft rent of ₹320 per month and a 15% rent escalation after 36 months. Google Cloud India Pvt Ltd has paid a security deposit of ₹3.13 crore, stamp duty of ₹66.92 lakh, and registration charges of ₹30,000.

The lease includes 115 car parking spaces and is renewed with Earnest Towers Private Limited. BKC is a key business district in Mumbai, hosting major financial institutions, multinational corporations, and government offices. Companies such as Jio, Apple, Netflix, Facebook, Amazon, the National Stock Exchange, and Standard Chartered Bank have offices in the area. Government institutions, including the Reserve Bank of India and the Income Tax Department, are also present. BKC is well-connected through the Western and Eastern Express Highways, the Bandra-Worli Sea Link, the international airport, and the Eastern Freeway, making it a prime location for commercial leases.

Last month, Apple India Pvt Ltd registered the highest-ever commercial lease rental transaction in India by leasing 6,526 sq ft in BKC at a monthly rental of ₹738 per sq ft. Google and Earnest Towers Pvt Ltd have not provided any official comments on the lease renewal.
