Certus Capital invests Rs 500 crore in 4 projects

Certus Capital has allocated approximately Rs 500 crore through secured private credit across four projects, which include one commercial office development and three residential initiatives. These investments are part of the firm’s overarching strategy to enhance its credit portfolio within the real estate sector, bringing Certus Capital’s total secured private credit investments to Rs 1,000 crore.

The recent allocations feature a commercial office project located near Juhu in Mumbai’s western suburbs, where nearly half of the available units have been pre-sold. In the residential sector, the firm has invested in a project in Prabhadevi, central Mumbai, where structural work is mostly finished and over 60% of the units have been sold. Additionally, there is an investment in a residential project in Andheri East, where construction has reached the top-out phase for two of the three towers.

Collectively, these investments in Mumbai encompass an area of 530,000 sq ft. Certus Capital has also made its inaugural investment in Hyderabad, contributing Rs 180 crore to a residential real estate project that boasts a total saleable area of 3.3 million sq ft and is planned to be developed in two phases. Ashish Khandelia, founder of Certus Capital, stated, “These investments align with our strategy to geographically diversify our portfolio by capitalizing on private credit opportunities in the real estate market. With the debt financing market projected to expand to Rs 14 lakh crore by 2026, we have significant growth potential ahead.” Looking ahead, Khandelia expressed the firm’s goal to sustain a growth rate exceeding 100% in investments for the fiscal year 2025-26, while maintaining a vigilant focus on the quality of investments. He anticipates that the demand for capital in the real estate sector will remain strong.

The investment in the Hyderabad project is part of a co-lending agreement with a non-banking finance company that oversees assets totaling more than Rs 78,000 crore. This initiative aligns with Certus Capital’s strategy to collaborate with major financial institutions in structuring its real estate credit exposures, facilitating risk-sharing and enhancing institutional involvement across its investment portfolio. In 2024, Certus made a Rs 130 crore investment in a project in Pune, which attracted Rs 50 crore from an NBFC managing assets exceeding Rs 1 lakh crore.

Additionally, another housing finance company has approved participation in Certus’s investment in south central Mumbai, which was finalized in January. To date, Certus Capital has invested in real estate projects located in Mumbai, Pune, Chennai, and Hyderabad, and is currently in the advanced stages of assessment for opportunities in Bengaluru. The investor base comprises family offices (both single and multi-family), high-net-worth individuals, CXOs, and various institutions.
