No map approval required for building on plot less than 1,076 sq ft

No map approval is required in urban areas for building, expanding or repairing a house on a plot not more than 1076 sq ft (100 sqm) in size, Lucknow Development Authority (LDA) said in a circular on Saturday.

The circular comes in the wake of substantial number of queries being received by the LDA regarding approval of maps.

“In urban areas no approval is required for construction, expansion and renovation of residential building which are on or up to 1076 sq ft (100 sqm) plot or built-up area. However, there should be set backs (the minimum open space required around any building or structure) as per the master plan and building bye-laws. Further, the building should not exceed three storeys,” said the circular.

Further if the width of the existing road is less than 4m, then the front of the plot must be 2m from the middle line of the road, after that, the front set back will be 1.2 m away.

For renovation, house owner must ensure that windows and doors do not open on another’s property. Further, one could construct sunshade upto 0.75 m on their land, it further said.
