The Delhi Development Authority (DDA) is set to initiate Phase II of the Jan Sadharan Awas Yojana on November 11, providing 1,537 affordable housing units targeted at the low-income group (LIG) and economically weaker section (EWS) throughout the city.

These housing units are located in several of Delhi’s developing residential areas, including Shivaji Marg (Moti Nagar), Ramgarh Colony near the Jahangirpuri metro station, Rohini Sectors 34 and 35 along Urban Extension Road–II, and Narela, Sector G6–G7, Pocket 11, which is close to the proposed Rithala–Narela–Kundli metro corridor. Starting at 12 PM on November 11, applicants can register via DDA’s Awaas Portal at https://eservices(dot)dda(dot)org(dot)in by paying a one-time registration fee of Rs 2,500.

Those who have previously registered under the scheme are not required to register again. Subsequently, bookings can be made by paying Rs 1 lakh for LIG flats and Rs 50,000 for EWS flats.

Officials have indicated that the process will be conducted online, with allotments being made on a first-come, first-served basis, similar to the successful Phase I. Out of the 1,537 flats, 1,120 EWS units are situated in Narela and are priced at approximately Rs 11.9 lakh, offered at a 15% discount. In Rohini Sectors 34 and 35, 308 LIG flats are available for around Rs 14.2 lakh.

Additionally, 73 LIG units in Ramgarh Colony will be priced up to Rs 14.5 lakh, also with a 15% discount, while 36 EWS flats in Shivaji Marg, Moti Nagar, are priced between Rs 25.2 lakh and Rs 32.7 lakh, depending on their size and location. The stated prices do not include conversion and water connection fees.

Officials noted that Phase II was launched in response to the significant interest generated by Phase I, which commenced on September 11, when 1,167 flats were booked within hours of availability. “Motivated by the strong demand from buyers, DDA has accelerated the launch of the second phase to address the increasing need for affordable housing among middle and lower-income families,” stated a senior DDA official.
