BMRCL set to raze over 700 properties on the ORR stretch

Bangalore Metro Rail Corporation Ltd (BMRCL) has identified over 700 properties on the Outer Ring Road (ORR) stretch from Kempapura to JP Nagar IV Phase for the construction of the 32.2-km Orange Line under Phase III.The acquisition of these properties, located along the proposed line connecting the Blue Line (KIA-Silk Board) and Pink Line (Kalena Agrahara-Nagawara) on either side, is estimated to cost Rs 1,900 crore.A joint survey of the identified properties for the elevated corridor is expected to commence next week, and BMRCL plans to acquire them in three batches by issuing notifications, with the first preliminary notification expected in two months.

“The elevated line will run along the median of ORR. The properties identified are required for building Metro stations, entry and exit points, and at some locations, construction of viaduct. The total land required is nearly 1.3 lakh sqm along the line. The properties identified include vacant land and built-up areas. Although there are no high-rise buildings, a good number of ground +2 or +3 structures come in the way of the line,” a BMRCL official said.

Some properties identified for acquisition are owned by defence authorities, govt agencies such as BMTC, BDA, BBMP, and others.

Interchange facilities

The proposed Orange Line by BMRCL will have interchange facilities with operational and upcoming Metro stations and with other modes of transport.

In the northern parts, at Kempapura and Hebbal, it will be linked to the Blue Line. At Hebbal Junction, the interchange facility will provide connections to the suburban rail and phase III A line of Namma Metro (Sarjapur to Hebbal).

On Tumakuru Road, the operational Peenya station of the Green Line will be linked. Here, Orange Line will go above Green Line. At Sumanahalli junction, it will intersect with another Orange Line on Magadi Road from Hosahalli station to Kadabagere.

“At this junction, BMRCL will build a depot by acquiring 75 acres of land, which will be used for both lines,” said the official.

On Mysuru Road, Orange Line will run above the operational Purple Line and Nayandahalli Metro flyover. On Kanakapura Road, it will be connected with JP Nagar Metro station, and on Bannerghatta Road, the line terminates with an interchange facility at JP Nagar IV Phase.

As part of the original plan, BMRCL wants to build a road-cum-Metro flyover at two points — Kanakapura road to Sarakki (1.3km) and Ittamadu to Hosakerehalli (1.5km). Recently, BMRCL announced it would study the feasibility of building a road-cum-Metro flyover along the entire corridor.

Asked whether the land plan would change in future, the official said, “We may need some additional land for building the Metro stations, but not much more.”
