The UP Housing Board is providing a festive-season discount of up to 15% on plots and residential units within its Siddharth Vihar township until March 31. Covering an area of over 635 acres, the township is currently 30% developed; however, its advantageous location renders it a sought-after residential area.
Situated along the Delhi-Meerut Expressway, the township is just a 5-minute drive from the Ghaziabad rapid rail and Shaheed Sthal metro stations. In the previous year, the board increased the plot rates by Rs 6,180 per square meter, raising them from Rs 58,820 per square meter. At present, a 100 square meter plot in the township is priced at approximately Rs 65 lakh.
Officials have stated that for flats, buyers can receive a 15% discount on payments made within 60 days, while those making payments between 61 and 90 days after booking will receive a 10% discount. The housing board offers 56 plots in the 72 square meter category, with prices ranging from Rs 93 lakh to Rs 1 crore, and 101 plots in the 112 square meter category, priced between Rs 1.5 crore and Rs 1.6 crore. The pricing of the plots is determined by their location.
For instance, flats that face parks, green belts, or are situated at corners in the 72 square meter category are priced Rs 4 lakh higher than the base price of Rs 93 lakh. Plots that are park-facing and located on roads that are 18 meters wide or more will cost Rs 11 lakh more than the base price of Rs 93 lakh.
In the 112 square meter category, plots that face parks or green belts, as well as corner plots, are priced Rs 7 lakh above the base price of Rs 1.5 crore. Park-facing plots with a road width of 18 meters or more are priced Rs 18 lakh more than the base price of Rs 1.45 crore.
