The Jaipur Development Authority (JDA) will upload the approved maps of the buildings constructed above the plot size measuring 2,500 square metre and having a height of up to or above 18 metre.
The decision was taken to keep a better coordination among various civic body’s department including town planning, enforcement wing and zones offices.
A senior official said, “The move will help to identify an illegal building easily. If any building has not taken an approval and carrying out illegal construction, the department can take an action against the defaulters.”
An official said, as per the Rajasthan Urban Area Building Regulation, 2020 a developer can construct a structure up to a height of 18 metre (5 storeys) on a plot sized 500 sq-mt or more. The minimum height for a building under the high-rise category has been amended to 18 metres from the earlier 15 metre.
An official said, “The process for obtaining approvals of maps were also simplified for plots of area up to 500 sq-metres. A mandatory approval for a high rise is required above the prescribed size. However, there are many high- rise owners who flout the norms and construct the without permission. The enforcement department will take action against such buildings,” said an official.
This will also prevent customers from getting duped. Many a times, the buyers unknowingly invest in a project, which is not approved. “If the building is sealed their hard-earned money goes down the drain. Buyers can also check the status of building on the website.”
As per the JDA records, the JDA between January 1 and May 20 has sealed 102 buildings. The sealing of nine buildings were opened after the owners followed the directions of the civic bodies.
Similarly, the JDA will also carry out a planning and develop the colonies after making the government land encroachment free.
