The Jaipur Development Authority on Monday sealed a six-storey commercial building having 20 units in zone-12 of Mangalam Industrial City, Jaitpura, Sikar Road.
The enforcement wing carried out the drive after issuing the notices under Section 32, 33 JDA, Act. A senior official at JDA said, “The owner had constructed the building without leaving a setback. The building was sealed after constructing a brick wall.”
Between January 1 and May 30, the JDA had sealed 112 buildings. The seals of nine buildings were opened after the owners followed the directions of the civic bodies. An official said, “After the housing demand increased in the city, many developers have started flouting norms. However, our team is vigilant and act on complaints so that investors are not duped.”
A senior official said the JDA has also decided to upload the approved maps of buildings constructed above the plots measuring 2,500 square-metre and having a height of up to or above 18 metre. The decision was taken for better coordination among various civic bodies, town planning, enforcement wing and zone offices.
A senior official said, “The move will help to identify an illegal buildings easily. If any building has not taken an approval and carrying out illegal construction, the department can take an action against the defaulters.”
An official said as per the Rajasthan Urban Area Building Regulation, 2020, a developer can construct a structure up to a height of 18 metre (5 storeys) on a plot sized 500 sq-mt or more. The minimum height for a building under the high-rise category has been amended to 18 metres from the earlier 15 metre.
An official said, “The process for obtaining approvals of maps were also simplified for plots of area up to 500 sq-metres. A mandatory approval for a high-rise is required above the prescribed size.”
