Demolition of 5 Towers Begins at Chintels Paradiso Housing Complex in Gurugram

The demolotion process is expected to take eight months, is being undertaken by Edifice Engineering, the firm behind the controlled implosion of the Supertech twin towers in Noida.

The initiation of the demolition process at the Chintels Paradiso housing complex in Gurugram signifies a significant step in addressing longstanding safety concerns raised by residents. Following a tragic incident in February 2022 where two individuals lost their lives due to a collapse in Tower D, subsequent structural audits conducted by IIT Delhi deemed several towers, namely D, E, F, G, and H, unsafe for habitation. In response to these findings, Edifice Engineering, a reputable firm known for its expertise in controlled demolitions, has been entrusted with the task of demolishing these five towers.

Unlike previous demolition projects, such as the Supertech twin towers in Noida, where a controlled implosion method was utilized, Edifice Engineering has proposed a mechanical demolition technique for the Chintels Paradiso complex. This decision reflects considerations such as the presence of residents in the other four towers within the society and the proximity of the complex to surrounding residential buildings. Additionally, the height of the towers, ranging between 15 and 18 storeys, further justifies the adoption of a mechanical approach over a controlled implosion.

As the demolition process unfolds, residents have rightfully demanded compensation in the form of rent from the developer for alternative accommodations during the reconstruction phase. Their advocacy for rent compensation is grounded in a Supreme Court ruling that mandates suitable rent payments to affected buyers from the commencement of reconstruction until project completion. Rakesh Hooda, president of the RWA Chintels Paradiso, has emphasized the importance of developer compliance with the court’s directive and has sought intervention from the Deputy Commissioner of Gurugram to ensure residents’ rights are upheld.

While the demolition is expected to take approximately eight months to complete, the demands for rent compensation underscore the challenges faced by residents during this transitional period. The assurance of cooperation from local authorities, including the Deputy Commissioner of Gurugram, provides residents with a sense of support and underscores the importance of addressing their concerns in a timely and equitable manner.
