AU Real Estate Launches The Sunflower Project

AU Real Estate, a multifaceted real estate developer known for design-led residential and mixed-use developments, today announced the launch of ‘The Sunflower,’ an ultra-luxury residential project at Aditya World City on NH-24. The development is expected to generate revenues of around ₹2,000 crore, reinforcing AU Real Estate’s expansion into Eastern NCR, a micro-market witnessing steady residential demand supported by infrastructure upgrades and improving connectivity.

In its entirety, the project is being developed across 9 acres and will comprise 595 residences across 7 towers, designed as a low-density estate that integrates the spatial advantages of bungalow-style homes with professionally managed living and hospitality-inspired infrastructure. Phase 1 of the development, which has now been launched, spans around 7 acres and includes 428 expansive residences across 5 towers, reflecting the company’s phased and planning-led execution approach.

The residences comprise expansive 3BHK and 4BHK configurations, with sizes ranging from 2,975 sq. ft. up to 4,000 sq. ft., and prices starting from approximately ₹3 crore onwards. Each residence includes large balconies of up to 553 sq. ft., with select homes offering balconies of up to 800 sq. ft., extending usable living spaces in line with evolving luxury housing preferences.

Ashish Agarwal, Director, AU Real Estate, said: “The Sunflower reflects a measured shift toward low-density developments where space, privacy, and planning take precedence. By integrating the scale of bungalow-style residences with hospitality-led amenities, we aim to deliver a residential environment aligned with the expectations of discerning homebuyers while ensuring long-term value creation.”

Residences will feature efficient layouts, walk-in wardrobes, Italian marble flooring, and fully fitted kitchens, supporting immediate usability. Advanced VRF/VRV air-conditioning systems are being deployed to ensure consistent indoor comfort.

The master plan emphasises openness with staggered towers, generous inter-building distances, and layered landscaping to support natural light, ventilation, and long-term liveability.

The development will include formal tower lobbies, elevated air lounges in each tower, and the Eternia Club — a centrally planned social hub featuring dining venues, wellness facilities, a swimming pool, banquet spaces, and recreational amenities, establishing a structured lifestyle ecosystem within the estate.

Strategically located along NH-24, the project benefits from established connectivity to Delhi, Noida, and Greater Noida, alongside an evolving social and physical infrastructure landscape that continues to strengthen the corridor’s residential appeal.

The company is also planning a few new developments in the Ghaziabad and Noida regions in the near future.
