Assetz Launches Zen & Sato Project in North Bengaluru

Bengaluru-based real estate developer Assetz has launched a new residential project named Zen & Sato, located on the Yelahanka–Bagalur Main Road in North Bengaluru. The project introduces 412 premium residences across 7 acres, aiming to offer connectivity, efficiency, and a community-centric lifestyle.

Strategically situated along an 80-feet wide road, Zen & Sato is within a 15-minute radius of the Kempegowda International Airport, Yelahanka Railway Station, Bagaluru Cross Metro Station, and Hebbal Flyover. The area also houses key education hubs such as Manipal Institute of Technology, NITTE Meenakshi Institute, Canadian International School, and Mallya Aditi International School.

From a business and employment standpoint, residents will be in close proximity to major tech and industrial corridors, including Manyata Tech Park, L&T Tech Park, and the KIADB Hardware and IT Park cluster. Healthcare institutions such as Sparsh and Manipal Hospitals, along with shopping destinations like Bhartiya Mall, Galleria Mall, and Phoenix Mall of Asia, add to the project’s locational advantages.

The Zen & Sato project comprises four residential towers featuring 3 and 4 BHK homes, with sizes ranging between 2,159 sq. ft. and 2,955 sq. ft. The homes are designed with high carpet area efficiency (76%) and include large living balconies of up to 216 sq. ft. The buildings are complemented by an 18,000 sq. ft. clubhouse and over 30 lifestyle amenities, including a swimming pool, gym, paddle tennis court, jogging track, party hall, amphitheatre, and children’s play areas.

Sustainability features integrated into the project include energy-efficient lighting, EV charging stations, organic waste management, and recycled water use for landscape maintenance.

The name “Zen & Sato” is inspired by Japanese philosophy. “Zen” denotes calm and mindfulness, while “Sato” means village or community. The project design draws on these principles to create a serene yet connected living environment.

According to Akshay Dewani, CEO of Assetz, the project represents “design-led living at its finest,” with more than 70% open space, podium-level greenery, and a modern, minimalistic architectural approach. Key design elements include marble flooring, wooden-finish windows, stone-finish bathroom tiles, and warm, wooden false ceilings in large balconies.

Sunil Pareek, Executive Director at Assetz, noted that Zen & Sato is part of ten launches planned for the financial year and plays a key role in reaching the company’s pre-sales target of over ₹4,000 crore for FY26. He emphasized Assetz’s approach of combining functionality with aesthetics while ensuring every new project receives detailed design and execution focus.

Zen & Sato is expected to contribute significantly to Assetz’s presence in North Bengaluru, a region poised for rapid infrastructure growth, metro expansion, and increased residential demand.

The project is set to officially launch on August 2 and 3, 2025, with prices starting from ₹2.92 crore onwards.
