Furnish ‘no dues’ certificate to get BU nod from AMC

AMC revenue committee chairman Jainik Vakil said land owners are to pay property tax for open plots for the duration between grant of construction permission and completion of construction, but this is not paid in many cases.

The Ahmedabad Municipal corporation(AMC) has decided that henceforth ‘no due’ certificates from the property tax department will be required before building use (BU) permission is accorded.

AMC revenue committee chairman Jainik Vakil said land owners are to pay property tax for open plots for the duration between grant of construction permission and completion of construction, but this is not paid in many cases. They have thus decided that while granting building use permission, the estate department will also ask for a ‘no dues’ certificate from the tax department.

Vakil said in cases where there is a delay in tax assessment, the AMC will recover taxes for an open plot. He said that according to the existing practice, the estate department only seeks an NOC from the tax department only while granting permission for construction.

There is no such coordination while granting BU permission once the building is ready. He also said that the matter of duplication of tax entries, with open land showing in the corporation records while tax bills are issued to individual owners, will also be addressed.

Vakil said that these decisions were taken at the joint meeting of the estate and tax departments and the coordination of efforts will be done at the zonal office level. The AMC will also seek ‘no dues’ certificates when buildings are being demolished by the owner, to ensure that taxes are paid in full.
