The Varanasi Development Authority(VDA) has escalated its efforts to educate the public regarding the UP Development Authority Building Construction and Development Bylaws-2025, along with the Model Zoning Regulation-2025.
In an interview ,following the launch of the awareness initiative, VDA vice chairman Pulkit Garg stated that after the state government’s endorsement of the Building Construction and Development Bylaws-2025, which aims to optimize construction procedures, promote environmentally friendly buildings, and support vertical development, the authority in Varanasi has commenced its promotional activities.
Through workshops and various events, the agency is emphasizing the advantages these regulations will provide for builders and property owners. Officials are also addressing concerns raised by stipulations such as the requirement for map approvals alongside a minimum of 9 meters of existing roads in newly developing areas. The first significant workshop related to this initiative was conducted by the VDA on July 24 at the cultural complex in Chowkaghat.
The vice chairman outlined the key aspects of the bylaws, including the registration process that requires a token payment of Rs 1 for every 100 square meters of residential construction and 30 square meters for commercial construction, the establishment of a deadline for acquiring no-objection certificates (NOCs) from the appropriate departments, the elimination of ground coverage limitations, an increase in the floor area ratio, the exemption of no-objection certificates for hotels, medical facilities, and paying guest/home stays, the relaxation of standards for industrial units, and the simplification of zoning regulations.
Town planner Prabhat Kumar elaborated on the complexities of the bylaws in detail. UP Minister (Independent Charge/MLA Varanasi North) Ravindra Jaiswal recommended that awareness campaigns and workshops should involve the participation of young individuals with technical education (BTech, BArch, and ITI Civil) from the city to enhance the effectiveness of the bylaws and the Model Zoning Regulation-2025.
