TNUHDB impose penalty on contractor for delay in projects

Construction delays have affected two significant housing projects managed by the Tamil Nadu Urban Habitat Development Board (TNUHDB) in the city, due to the contractor, M/s Ramalingam Construction Company (P) Ltd, not adhering to the established timelines. With only a small portion of the work finished, TNUHDB has taken action by imposing fines and issuing formal warnings.

The project, valued at 118.53 crores, located at Andimaniyam Thottam in ward 126, Mandavelli, is designed to provide 702 residential units utilizing pre-fabricated concrete technology within a span of 18 months. The contract stipulates the inclusion of vital amenities such as drinking water, sewage systems, electricity, and environmental infrastructure. However, since the project site was officially handed over on August 23, 2024, only 15% of the work has been completed, falling short of the anticipated 45%.

Construction progress remains slow across all four blocks. Although the project is already two years behind schedule, it is still not finished. Anshul Mishra, the managing director of TNUHDB, has imposed a daily penalty of 2,000 on the contractor, which will remain in effect until the project reaches completion. Officials have urged the contractor to expedite construction to prevent additional consequences.

Another project in BRN Garden, ward 59, with a budget of 85 crore, is experiencing similar issues. This initiative, which encompasses 503 multi-storied residential units spread over nine floors, commenced on December 18, 2024. By this point, workers were expected to have completed 20% of the project; however, only 11% has been achieved. The inability to meet essential construction milestones has raised alarms among officials. The TNUHDB has formally notified the contractor, insisting on an immediate acceleration of work.”If delays persist, we will take further action as per contractual terms,” said Anshul Mishra.
