Gurugram, Sohna all set to become new real estate hub with opening of Delhi-Mumbai Expressway

The Sohna-Dausa stretch inauguration marks the beginning of a new chapter of economic growth of the region. This project has the potential to revitalize the entire Gurugram and the surrounding areas by driving economic activity and providing numerous benefits for all. Real estate experts are optimistic about the impact of this new development, with many expressing their excitement. Here’s what the industry stalwarts have to say regarding the inauguration of the Sohna-Dausa stretch.

Mr. Pradeep Aggarwal, Founder & Chairman, Signature Global (India), Ltd.  Said, “The commencement of the eight-lane Delhi-Mumbai Expressway augurs more growth and prosperity for Sohna and New Gurugram. As the biggest projects of NHAI, this modern state-of-art expressway will not only provide direct connectivity between Delhi and Mumbai, but also further ease the traffic congestion flowing across the Millennium City. This project will provide a world of opportunities for the millions of people of Gurgaon and Sohna, who will gain new logistical connectivity to the entire Delhi NCR region”.

He further added, “The launch of the Delhi-Mumbai Expressway will have a cascading effect on the property prices in Sohna and New Gurugram. Consequently, the demand in both residential and commercial segments is expected to increase significantly in these regions. With Signature Global properties developed near the Delhi-Mumbai Expressway, we are confident that these appreciating property prices will be leveraged to further attract new prospective homebuyers. We anticipate that social infrastructure developments around the expressway will have a multiplicative effect in bolstering the Indian economic growth story”.

Amarjit Bakshi, CMD, Central Park said – “The inauguration of the Sohna-Dausa stretch of the Delhi-Mumbai Expressway is a momentous occasion, heralding a new era of Infrastructure transformation and economic growth in NCR. It is a significant development with the power to transform Sohna and its neighbouring economic hubs by stimulating business and commercial activities and bringing about promising benefits for all. Sohna is an entry point of the Mumbai-Delhi expressway, which will provide the much-needed fillip in its emergence not just as a pivot town for all economic activities but also as a prominent real estate destination. The government’s other game-changing infrastructure developments in the region like the Gurgaon-Sohna Expressway, KMP Expressway, freight corridor, Orbital Rail Corridor, connectivity to the proposed Jewar International Airport, and easy access to the operational IGI airport etc. will be Sohna’s moment of glory.”

Santosh Agarwal, CFO and Executive Director, Alpha Corp“: The Delhi-Mumbai Expressway is expected to boost the real estate sector in Gurugram. The new expressway will provide faster connectivity between Delhi, (from Gurugram Expressway & Sohna on Dausa end) Jaipur and Mumbai, reducing travel time and making Gurugram a more attractive location for businesses and residential development. The improved infrastructure and increased demand for residential properties are likely to attract investors looking for profitable investment opportunities. Additionally, the development of new infrastructure in the region is likely to increase property prices and drive demand for real estate.”.

Vinay Wadhwa, General Manager – Sales, Vatika Limited : “The opening of the Delhi-Mumbai Industrial Corridor (DMIC) in Dausa, Rajasthan, is expected to boost the region’s real estate market. The DMIC is a large infrastructure project that aims to develop industrial zones along the Delhi-Mumbai rail line. The project is expected to generate new job opportunities and stimulate economic growth, resulting in increased demand for housing and commercial space. The region’s infrastructure and transportation facilities are also likely to make it more appealing to investors and developers, boosting the real estate sector even more.”

Mr. Vineet Taing, Chief Executive Officer, Vatika Business Centre : “The Delhi-Mumbai Expressway is a major project that has been taken up by the Government of India in order to improve the infrastructure and overall development of the country. The expressway is expected to reduce the travel time between the two cities significantly and make transportation much more convenient and will open an ample number of opportunities for businesses in the real estate sector also. This will lead to an increase in the number of people traveling from Delhi/NCR to Mumbai, which in turn will lead to more business opportunities for real estate developers making it easier for developers to purchase land and build residential and commercial projects, especially office spaces.”.

Mr Vivek Singhal, CEO, Smartworld Developers, said, “The completion of the Delhi-Mumbai Expressway is a watershed moment for the Delhi and NCR real estate markets, especially Gurgaon, firmly placing it as a gateway to the future development corridor of the country. The country’s longest 1,390-km highway will pave the way for more accessible, sustainable, and infrastructure-backed growth in the states it passes through. It will also help extend systematic investment opportunities into business parks and clusters, large scale logistic parks to promote exports and trade, and new townships in its proximity. Along with this, the commissioning of the Delhi-Mumbai Industrial Corridor, the Western Dedicated Freight Corridor, and the completion of the three highways—NH48, Kundli-Manesar-Palwal Expressway, and Dwarka Expressway—will drastically change the real estate landscape of Gurgaon in an unparalleled way.

He also added that “More than 160-km-long stretch of the new Delhi Mumbai expressway passes via Haryana, which will likely spur overall economic growth as well as the demand for housing and commercial space, especially in Sohna. Furthermore, when the proposed connectivity to the Jewar airport in Uttar Pradesh becomes operational, Sohna’s potential as a real estate hub will be enhanced.”

Ravi Nirwal, Sales Director and Principal Partner, North India, Square Yards

The opening of the Delhi-Mumbai expressway will have a multiplier effect on real estate not only in the Sohna-Dausa stretch but also in the whole of Gurugram. Sohna has been core hub of both residential and commercial development for some time now, with the expansion of Gurugram. This new expressway will unlock the full potential of the region and trigger a spurt in real estate developments and create Sohna as a multi-utility residential corridor. It will bring tangible growth by providing a solid blueprint for developing housing projects, townships and business hubs. While easing congestion and providing easy connectivity with nearby states, the region will witness a surge in housing demand and price appreciation of existing and upcoming residential projects. Luxury real estate is pegged to earn the highest dividends as luxe individual floors and villas are in high demand in Sohna. With time, Sohna will be able to compete with the likes of cyber hub, golf course road and golf course extension road as the preferred residential address for budding homebuyers and emerge as the fastest-growing realty destination in the coming years.
Arvind Rai, Director, Valuation Services, Colliers India

“The operationalization of the Gurgaon – Dausa stretch of the Mumbai-Delhi Expressway this month which will further be extended to Mumbai later on, can potentially change the landscape of Sohna Town. It will not only reduce the commute time but will also give the required impetus to various economic drivers like industries, warehousing & logistics which in turn generate demand drivers for residential, commercial, and retail sectors. The Gurgaon – Dausa stretch passing through Sohna can potentially change the growth nodes of Gurgaon. It will not be surprising if Sohna emerges as the most significant satellite town of Gurgaon”

Mr. Saransh Trehan, managing director, Trehan Group

Sohna’s advantage is its strategic location, it is well connected to multiple expressways and various parts of Gurgaon and national capital region. This new expressway will further boost its connectivity.

Lower property prices compared to most of the other micro-market in Gurugram made Sohna a go-to destination for many home buyers in the last few years. Luxury independent floors, plots and independent houses have emerged as the sought-after property option for home buyers.
