Prateek Group to invest Rs 2,000 crore to build housing project

Prateek GroupĀ will invest over Rs 2,000 crore to develop a luxuryĀ housing projectĀ  atĀ Siddharth ViharĀ inĀ GhaziabadĀ as part of its expansion plan amid strong consumer demand. The company on Friday announced launch of its new project ‘Prateek Grand Begonia’, spanning around 15 acre and comprising 2,400 flats.

“We have already developed and delivered 4,500 flats in Siddharth Vihar. We are now starting a new housing project which is suitable for both end users and investors,” Prateek Group CMDĀ Prashant TiwariĀ told reporters here.

The company will sell 1,200 flats in the first phase. It will take only 30 per cent of the cost from customers at the time of booking and the remaining 70 per cent at the time of possession.Asked about project cost, Tiwari said the company will invest over Rs 2,000 crore to build this new project.

The company has started the construction work and will deliver this project in five years.

“We are expecting sales revenue of more than Rs 5,000 crore in this project,” Tiwari said.

The company is selling these luxury flats at Rs 1.2-2.75 crore currently. The per square feet rate is Rs 11,000.

Before the launch, Prateek Group sold more than 400 flats at around Rs 9,000 per square feet.

He said the company will also develop a school and a shopping mall in the vicinity of this project. The company had a total of 40-acre land in Siddharth Vihar, which is located along NH-4 corridor.

 “We have delivered more than 50,000 flats in Delhi-NCR in the last 20 years. This has helped in creating trust among consumers,” said Prateek Tiwari, MD of Prateek Group.

Keystone RealtorsĀ has reported pre-sales of Rs 8.63 billion in October-December quarter of the financial year 2024-25 as compared to Rs 6.16 billion it recorded in Q3 FY24, registering a year-on-year growth of 40 per cent.

Pre-Sales for year-to-date (YTD) FY25 is Rs 21.74 billion as compared to Rs 14.23 billion YTD FY24, showing a growth of 53% YTD basis.

Boman Irani, chairman & managing director of the company, said, “The redevelopment opportunities inĀ MumbaiĀ are significant. With a strong balance sheet, we are fully capitalized and prepared to seize these opportunities.”

Collections were at Rs 5.42 billion in the quarter ended December 31, 2024 as compared to Rs 4.52 billion in Q3 FY24, recording a year-on-year growth of 20 per cent. Collections for YTD FY25 stood at Rs 15.79 billion as compared to Rs 15.33 billion YTD FY24.The company added two projects during the said quarter with a gross development potential of Rs 9.8 billion. With this, it has added a total of six projects in YTD FY25 with an estimated GDV of Rs 32.97 billion thereby achieving 82% of the company’s annual guidance for FY25.

Godrej Properties acquires 24-acres of land parcel in Indore

Godrej PropertiesĀ (GPL) has acquired about 24-acres of land parcel inĀ Indore. The development on this land will primarily comprise plotted residential units and will offer an estimated saleable area of 6.20 lakh sq ft.

In July 2024, the company had acquired 46 acres land on Indore-Ujjain Road.

“With residential plotted developments gaining momentum, the Indore bypass road presents a promising opportunity for us to expand,” saidĀ Gaurav Pandey, MD & CEO of the company.

Construction of Bhopal metro phase II to start by month-end

Launch ofĀ Bhopal Metro’s phase II is anticipated by the end of Jan, extending slightly into Feb. The launch is scheduled to happen with state govt eyeing the completion of the two phases before state polls in 2028, according to sources.

A consultant for theĀ Madhya Pradesh Metro Rail Corporation LimitedĀ (MPMRCL) discussed the plans for phase II of the metro project, stating lessons have been learned from delays in Bhopal metro since 2019. The consultant, who requested anonymity, emphasized a new approach involving construction along the entire route and completion of phase II within its timeframe is expected, an estimated timeline of 24 to 36 months.The state govt plans to finish about 31-kilometer stretch of a project before 2028 elections. A trial run on a priority corridor was conducted prior to the 2023 state elections. The project’s second phase shifts away from the multi-contractor approach used in the first phase.

Blue Line (Phase II) would connect Bhadbhada Square to Ratnagiri Intersection. This route is about 15 kilometer long and consists of 14 elevated stations.

A major obstacle encountered in the initial phase was coordinating with the other agencies. Learnings from coordinating with district administration during the first phase of metro construction have been cited in meetings with senior officials.

For the second phase, all construction clearances will be secured months ahead of time. This proactive approach aims to align different agencies, including the BMC, police, PWD, road development, and district administration.

Rural development minister inaugurated 50,000 houses under PMAY-G

Union minister for agriculture and farmers welfare andĀ rural development Shivraj Singh ChouhanĀ virtually inaugurated 50,000 houses under the Pradhan Mantri Awas Yojana – Gramin (PMAY-G) inĀ AssamĀ on Thursday.

The event was held at the Sarusajai Sports Complex. Alongside the launch of the houses, Chouhan also took part in the the distribution of agricultural machinery and equipment to thousands of farmers — a move aimed at enhancing productivity and empowering rural livelihoods.

Addressing the gathering, Chouhan emphasised govt’s unwavering commitment to transforming rural infrastructure and providing better living conditions for marginalised communities.With an estimated project cost of Rs 650 crore, the 50,000 houses inaugurated will benefit families across Assam, aligning with the broader vision of rural upliftment.

Chouhan praised the state’s remarkable progress under the leadership of chief minister Himanta Biswa Sarma, adding that nearly 19 lakh houses have already been completed out of a targeted 20 lakh homes for the underprivileged.

The Union minister elaborated on the expansion of eligibility criteria under PMAY-G, which aims to include more beneficiaries who were previously excluded.

The ceremony also included the distribution of power tillers, power weeders, power-operated threshers, pump sets, power sprayers and other essential agricultural tools under various flagship schemes like the National Food Security Mission (NFSM) and Mission Organic Value Chain Development for North East Region (MOVCD-NER).

In addition to these initiatives, Chouhan virtually inaugurated critical infrastructure projects such as the Uparhali Principal Market Yard of ASAMB in Kamrup and the Jamunamukh Warehouse in Hojai.
