MahaRERA recovers Rs 160 crore from builders

The highest number of warrants was issued in suburban Mumbai district. A total of 434 warrants have been issued for 114 projects to recover Rs 298 crore.

Maharashtra Real Estate Regulatory Authority (MahaRERA) has recovered Rs160 crore from 117 projects through 237 recovery warrants.

This is the highest number of recovery warrant orders executed among all other regulators in the country in 2023-24, a senior MahaRERA official told TOI on Thursday.

In February this year, the Ministry of Housing and Urban Affairs had directed all states to speed up execution of recovery warrant orders issued under the Real Estate Regulatory Authority (RERA) Act. In the state, the highest number of recovery warrant orders has been executed in Mumbai suburban areas followed by Pune, said MahaRERA officials.

“Last year, the authority had appointed a retired additional collector to help speed up recovery warrant orders issued by MahaRERA. This has helped in speeding up recovery warrant orders,” an official said

The highest number of warrants was issued in suburban Mumbai district. A total of 434 warrants have been issued for 114 projects to recover Rs 298 crore. So far, Rs 71.06 crore has been recovered from 40 projects through 75 warrants.

Pune is the second highest with 239 warrants issued to recover Rs181.49 crore from 123 projects. Of these, 55 warrants were issued to recover Rs 38.90 crore from 35 projects.

A total of 1,095 warrant orders have been issued in 2023-24 to recover Rs 661.15 crore from 421 projects in the state.

While the process has been speeded up, many complainants are still waiting for their orders to be executed. Arun Seth (80), a resident of Mumbai, said that MahaRERA had issued a recovery warrant order in 2019 in connection with a flat he had booked, but it is yet to be executed. “While MahaRERA has been claiming to have cleared several complaints, my order is yet to be executed. I am yet to hear from the collector’s office,” he said.
