On Saturday, Rakesh Singh, the chairman of the Karnataka Real Estate Regulatory Authority (K-RERA), announced that the authority is considering the implementation of a single-window clearance system within RERA.
This system aims to facilitate coordination and follow-up on the permissions required from various government agencies for real estate projects. He elaborated that once a developer or promoter registers with K-RERA in full compliance, the authority will assume the responsibility of liaising with the relevant departments to ensure timely approvals.
Furthermore, he stated that if an agency does not approve a proposal within the designated timeframe, the approval should be regarded as deemed approved. Singh reassured stakeholders that necessary amendments to K-RERA will be made, and their feedback will be taken into account. He clarified that the RERA Act does not allow for third-party inspections.
Additionally, he pointed out a legal constraint — K-RERA currently lacks the authority to de-register sale agreements, as this power is exclusively held by civil courts. Efforts are ongoing to obtain this authority for K-RERA. HR Shivakumar, the secretary of K-RERA, mentioned that the real estate sector supports approximately 200 ancillary businesses.
DC G Lakshmikantha Reddy remarked that the past 1.5 years have been challenging for the Mysuru real estate sector. However, following the transfer of Muda khatas to ULBs, the system has stabilized, and issues related to e-khata have now been resolved.
