The Chandigarh Housing Board (CHB) will now come up with two different ‘Sector 53’ housing schemes. The first will comprise three-bedroom (3-BHK), two-bedroom (2-BHK) and two-room flats, while the second will have four-bedroom (4-BHK) flats only.
The decision was taken in the CHB board meeting chaired by UT adviser Dharam Pal here on Thursday.
While granting its approval to launch the first housing scheme, the CHB board of directors also gave its nod for the second scheme on the same land parcel. The 4-BHK flats will replace the now dropped one-room flats.
The CHB recently had dropped the plan to construct 100 one-room flats while working on the revival of the Sector 53 housing scheme. On the land parcel reserved for the one-room flats, the CHB will construct around 40 to 50 four-bedroom flats of the (high income group – HIG) category.
CHB chief executive officer (CEO) Yashpal Garg said, “In the demand survey for the housing scheme done earlier, there was very poor response for the one-bedroom flats. So, these were dropped.”
In the demand survey, the applicants for EWS category were 38, 12 for one-bedroom flats, 33 for two-bedroom flats and 95 for three-bedroom flats. A total of 178 applications were received.
“However, in the CHB’s proposed Chandigarh IT Park housing scheme, the planned four-bedroom flats had elicited many enquiries from prospective buyers. So, we decided to replace one-room categories with four-bedrooms,” said Garg. The price of the 4-BHK in the Sector 53 scheme is likely to be around Rs 2 crore, less than the IT park scheme where it was proposed to be around Rs 2.75 crore.
The CHB will launch the first Sector 53 scheme within a couple of months. The plan for the second scheme is expected to be ready within two-three months.
Garg said, “The launch of the Sector 53 scheme will be done within this financial year (before end of March). For the four-bedroom scheme, the plan will be prepared, approved by the planning department and then it will be submitted before the board for its final nod.”
For the rationalisation of the transfer fee charges on the CHB commercial properties, the board has decided to bring these at par with estate office rates. Garg said, “The transfer fees of commercial properties that were sold by the CHB through a competitive bidding process (auction/tender) for the pending and new applications will be brought on the lines of the estate office.”
