The city civic body’s town planning and estate management committee has approved the town planning scheme 32 at Shahwadi-Behrampur with only 25% land deduction.
This is for the first time that the Ahmedabad Municipal Corporation has approved any TP scheme with such a low land deduction. As per laws, the civic body has to deduct 40% of the total TP area for roads, public utilities and other infrastructure in a town planning scheme.
Sources said that the original draft had the provision of deducting 40% of land from TP Scheme 32 but at the last moment the land deduction was reduced to 25%.
Sources said that AMC would have got 91.60 hectares of land in TP scheme 32 which is spread across 228.99 hectares if the land deduction was done at 40%. Now, with 25% deduction the AMC will lose 34.35 hectares of land. This translates into a revenue loss of about Rs 1,700 crore if calculated at the prevailing land rate of Rs 50,000 per square metre in the area.
The TP scheme 32 is in the industrial zone, so all the 82 plots in the scheme will be for sale and there will not be any plots reserved for residential purposes or for garden and other public uses areas.
The town planning committee has approved this draft TP and has sent it to the state government for the final approval. The AMC’s TP committee also approved draft TP Scheme 221 in which the AMC will get 208 plots for public use.
