Authority asks consultant to present New Noida master plan

Officials said that on Sunday that the Authority representatives, in a meeting last week, had raised several queries about land pooling and the plan to connect the area with the Noida International Airport, apart from several other upcoming projects in Greater Noida.

After several presentations, the Noida Authority has given the project consultant time till August 31 to present a master plan for the development of New Noida, or the Dadri-Noida-Ghaziabad Investment Region (DNGIR).

Officials said that on Sunday that the Authority representatives, in a meeting last week, had raised several queries about land pooling and the plan to connect the area with the Noida International Airport, apart from several other upcoming projects in Greater Noida.

“Instructions were given to complete the master plan by August 31 while its presentation would be once again be given in September. Several shortcomings in the plan have been highlighted during the previous presentations,” an official said.

The DNGIR is being developed as a satellite city to be set up over 20,000 hectares by combining 80 villages — 20 in Gautam Budh Nagar and 60 in Bulandshahr.

Under the scheme, 25% of the land being pooled will be allotted to the landowner. About 80% of the developed land will be for industrial use, which should be at least 450sqm. The landowner will get Rs 5,000 per acre per month as compensation for five years or till the time the plot is developed.

Officials said that they have asked the consultant to explain how the DNGIR will be connected with areas in Greater Noida and those under the Yamuna Expressway authority, including the under-construction airport in Jewar.

At the meeting, queries were also raised about setting up industrial units, building houses and the overall model of development for the region.

The area will be developed in four phases, with the eventual aim to operate an industrial city round the clock. Pollution-free units will be shifted here. To bring in more investors, the consultant has also been asked to study cities like Hong Kong, London, Seoul, Paris, Tokyo, Abu Dhabi and Dubai, officials said.
