MahaRERA clears 5,267 complaints in 10 months

The Maharashtra Real Estate Regulatory Authority (MahaRERA) resolved 5,267 complaints from October 2024 to July 2025, as reported by officials on Monday. They noted that all cases submitted by the end of July had either received their initial hearings or were scheduled for them. Homebuyers turn to the authority regarding issues such as delayed possession, substandard construction, or absent amenities.

To expedite the resolution of grievances, MahaRERA chairman Manoj Saunik, along with members Mahesh Pathak and Ravindra Deshpande, have initiated a process to schedule hearings within one or two months of a complaint’s registration for the first time. This represents a significant improvement compared to previous delays that extended for several months, according to officials.

During the same ten-month timeframe, 3,743 new complaints were lodged. “Homebuyers invest their lifetime savings in homes. It is our duty to safeguard their legitimate interests through prompt hearings and equitable orders,” a senior official from MahaRERA stated .

Homebuyers and activists have expressed their approval of the quicker hearings, emphasizing that compliance is essential. “Receiving dates more swiftly is a positive development, but many builders continue to postpone providing possession or compensation even after orders are issued,” remarked Pune homebuyer Abhishek Jadhav. An attorney assisting a homebuyer noted that while MahaRERA has enhanced its efficiency, the enforcement of orders is critical for achieving genuine relief. Officials emphasized that preventing disputes is as vital as resolving them.

Every new project is now subjected to a three-step evaluation—legal, financial, and technical—by independent panels prior to approval. Projects that do not satisfy any of these criteria are denied, they stated. “The objective is not merely to address complaints but to ensure that projects are viable from the outset, thereby safeguarding buyers’ investments and significantly reducing the potential for disputes,” another official from MahaRERA commented.

Data shows MahaRERA has since its inception in May 2017 received 30,833 complaints, of which 23,726 have been resolved. As much as 79% of the complaints stemmed from projects launched before RERA came into force.

Of the resolved cases, 23,661 were linked to 3,523 pre-RERA projects, while 6,218 complaints pertained to 2,269 projects registered after the regulator’s creation. Currently, Maharashtra has 51,481 registered projects, with complaints filed against 5,792 of them.

Complainants who have been waiting for years said that the authority should keep up the momentum and ensure disposing of all cases at the earliest. “This should not be just a phase; it should be carried out continuously for it to remain effective,” said a complainant who recently had his first hearing.
