Tidel ParkĀ Limited, the state-owned joint venture ofĀ Tamil Nadu Industrial Development CorporationĀ (TIDCO) and Electronic Corporation ofĀ Tamil NaduĀ (ELCOT), has paid Rs 12.8 crore to Trichy corporation to prepare the land identified for the park in Panjapur for beginning preliminary construction work by January end.

While a tender for construction of phase I of the premium IT office space at Rs 415 crore was already floated, Tidel management recently made the payment to the urban local body to shift two underground drainage (UGD) pipelines passing through the site identified for Trichy Tidel park.City corporation sources said 14.1 acre of land on Trichy-Madurai NH, adjacent to the upcoming integrated bus terminus (IBT), has been allocated to Tidel management for building the park in two phases.

As the anaerobic pond of the old sewage treatment plant (STP) of 58mld capacity is situated behind, two main UGD lines carrying sewage from UGD pumping stations at Anna stadium and Othakkadai pass through the Tidel park site.

The Tidel management which has decided to launch construction work by January end has approached Trichy corporation to shift the UGD lines from the site. “Preliminary work will commence soon and we have paid Trichy corporation to relocate the sewage lines at the earliest. Phase I of Trichy Tidel park will have a built up area of 5.5 lakh square feet and ground plus six floors,” a source in Tidel said. Construction work may take 18 months and the facility could generate employment for more than 5,000 people.

“Around 1,730 metre-long sewage pipelines crossing the Tidel site will be shifted. Tidel has paid the entire cost of shifting the pipelines in December 2024,” a Trichy corporation official added. Existing reinforced cement concrete (RCC) pipelines are to be shifted outside the park site to launch preliminary work in the next few weeks. Meanwhile, as a new 100mld modern STP is under construction at Panjapur, the old STP and anaerobic ponds near Tidel park and IBT Panjapur sites will be dismantled by 2026 before commissioning of the park, corporation sources added.

E-khata system leads to drop in Karnataka property registrations in Dec 2024

The implementation ofĀ e-khataĀ system to prevent fraudulent property transactions and mid-December transfer of sub-registrars have resulted in a sharp decline in property registrations in Karnataka, with only 1.5 lakh documents being registered in Dec 2024, the lowest monthly tally in the ongoing financial year. This year, the May-September period saw monthly registrations of 2 lakh and above.

According to the stamps and registration department, the slowdown in registrations has caused a shortfall of Rs 1,971 crore in revenue from stamp duty and registration fees, compared to the target of Rs 18,388 crore for Dec 2024. The department managed to collect Rs 16,416 crore by the end of the month.Over the first nine months of this financial year, more than 17 lakh property documents were registered in the state. However, in October, registrations began to decline, with 1.7 lakh documents registered in the month. November saw 1.6 lakh documents, and December further declined to just 1.5 lakh registrations.

To address the shortfall, the govt is actively considering a second hike in the guidance value of properties this year; the previous increase of 15-30% was implemented in October. This was discussed at the meeting chaired by revenue minister Krishna Byre Gowda on Tuesday.

Senior department officials are optimistic about the long-term benefits of the new system. “The booming real estate market, especially in Bengaluru, has faced setbacks due to fraud. Many people are still wary of purchasing properties due to fears of fraudulent documents. If we make the system transparent, it will fuel growth in the coming years,” said several real estate consultants, who welcomed the govt’s move.

The officials emphasised that despite the reduced registration numbers, there was a 17% increase in revenue compared to the same period in 2023. In December 2023, the department had set a target of Rs 14,009 crore and had collected Rs 14,348 crore. The current year’s collections mark a huge improvement. Officials expressed confidence that the state would meet its annual revenue target of Rs 26,000 crore by March.

“We collected Rs 13,348 crore through the registration of property documents in 2023 until the end of December. In 2024, we collected Rs 16,416 crore, showing a 17% increase compared to the same period in 2023,” said an officer from the department.In addition to the e-khata system, officials claim that transfer of 90 senior sub-registrars also contributed to the slowdown in registrations. On Dec 10, the state govt transferred officials to various locations, causing disruption in daily operations. Several sub-registrars contested the transfers, claiming they were untimely, and some returned to their original posts following an interim order from the high court.

At a recent review meeting, CM Siddaramaiah hailed to the move to check frauds in registrations and directed officials to conduct an intensive campaign to expedite the issuance of e-khatas within BBMP limits, urban local bodies and gram panchayats. The goal is to complete the e-khata issuance by February 10. While this initiative is expected to temporarily lower revenue from stamp duties and registration fees, it is anticipated to reduce property fraud and discourage undervaluing of properties to evade taxes.

MPIDC acquires 400 hectare of land to develop Vikram Udyogpuri phase II

TheĀ Madhya Pradesh Industrial Development CorporationĀ (MPIDC) acquired over 400 hectare of private land to develop the second phase of Vikram Udyogpuri industrial area inĀ Ujjain. This initiative is expected to attract new investments in the region.

At present, Vikram Udyogpuri spans 458 hectare and is nearly at full capacity. The process of taking possession of the new land has already began, and a detailed project report will be prepared to initiate the development.

Vikram Udyogpuri industrial area is one of the key projects ofĀ Madhya PradeshĀ govt and will be prominently exhibited to investors in the Investors’ Summit 2025 happening in Bhopal in Feb.”We are developing Phase 2 of Vikram Udyogpuri. The existing area is almost fully occupied and we are receiving numerous investment proposals from various industries. Given the interest from investors in this region, we have decided to move forward with Phase 2,” said MPIDC Ujjain executive director Rajesh Rathod.

Approximately 58 industries acquired land in Vikram Udyogpuri industrial area, of which more than 15 entered the trial and production phase. According to MPIDC, these 58 industries proposed investments exceeding Rs 5000 crore.

MPIDC received approximately 200 investment proposals from industries that require around 121 hectare in Vikram Udyogpuri. Some of the companies that secured space include PepsiCo India, Amul, Ashirvad Pipes, Symbiotic Life, Karnataka Antibiotics, Yashoda Linen, and Srinivas Pharma.

The industry department is actively working to enhance amenities and upgrade the infrastructure of industrial belt.

In Vikram Udyogpuri, MPIDC installed a 5.2 MLD common effluent Treatment plant (CEPT) at a cost exceeding Rs 24 crore, as part of efforts to improve the industrial ecosystem in the area. The projected generation of effluents from industries in this industrial zone is approximately 3-4 MLD.
