Karnataka Govt. Approves Height Increase for Residential Buildings in Kalaburagi

Kalaburagi is set to undergo significant urban development as the Karnataka government has approved an increase in the height limit for residential buildings. The Kalaburagi Urban Development Authority (KUDA) Chairman, Mazar Alam Khan, confirmed that the maximum permissible height has been raised from 11.5 meters to 15 meters following state government approval on February 18.

The decision is aimed at addressing the growing demand for housing in Kalaburagi. The Confederation of Real Estate Developers’ Associations of India (CREDAI) Kalaburagi had been advocating for this change, highlighting the need for vertical development to accommodate the city’s expanding population. With infrastructure improvements and economic activity increasing, the pressure on available land has made multi-story residential projects a necessary step.

Khan stated that the amendment was made under Section 13-E of the Karnataka Town and Country Planning Act, 1961. The approval is expected to improve land utilization and enable better housing options. The revision of height restrictions had been under discussion for some time. The proposal was first submitted on March 12, 2024, and underwent multiple reviews before receiving final approval in February 2025. KUDA’s general body meeting reviewed regulatory and safety aspects before the decision was implemented.

The revised regulations are expected to bring changes to Kalaburagi’s real estate sector. Developers will be able to construct more residential units within the same land parcel, potentially reducing costs. The increase in residential spaces could also lead to more mixed-use developments, integrating housing with commercial and retail areas.

Khan emphasized that the change aligns with Kalaburagi’s need for organized urban growth. He also acknowledged the role of District Minister Priyank Kharge in supporting the initiative, stating that his involvement helped move the approval process forward. The regulatory shift is expected to encourage real estate investments and support the city’s transition from a Tier-3 to a Tier-2 urban center.

Alongside the height limit increase, the government is planning a new township around Kalaburagi. Covering 500 acres, the project is expected to decongest central areas and create additional residential and commercial zones. The township proposal is currently in the planning stage, with implementation expected to begin soon.

Kalaburagi’s real estate sector has seen increased interest, particularly after the opening of the Kalaburagi Airport. Improved connectivity has attracted investments and supported business activity. With new policies supporting vertical construction and planned expansions, Kalaburagi is expected to accommodate future population growth while optimizing available land.
