The Prayagraj Municipal Corporation has significantly eased the financial burden on property owners in the city by implementing a fixed-fee structure for property mutation, which replaces the previous percentage-based fees.

The updated rates became effective following the publication of the official gazette on Friday. With the new system, property owners will be required to pay a standard fee rather than 0.5% of the total property value. For properties valued over Rs 50 lakh, the mutation fee has been limited to Rs 10,000, greatly alleviating the financial strain on buyers. Municipal officials indicated that the proposal received approval from the municipal corporation house nearly seven months prior.

The state government instructed all urban local bodies to adopt a uniform mutation fee structure to improve public convenience. However, the implementation in Prayagraj faced delays due to procedural requirements and outstanding documentation. After the civic body approved the proposal, objections raised in November were addressed, and the proposal was subsequently forwarded for gazette notification in December.

The process experienced further delays due to incomplete documentation, but the necessary papers were submitted on February 20, allowing for the publication of the notification. Under the revised fee structure, mutation charges will vary from Rs 1,000 to Rs 5,000 based on property area and valuation, while properties valued above Rs 50 lakh will incur a maximum fee of Rs 10,000. Officials noted that the advantages of the new rates will primarily benefit property transactions conducted after the gazette notification is issued.

Municipal Commissioner Sai Teja stated that this decision is part of ongoing initiatives to streamline civic services and enhance facilities for residents. Chief Assessment Officer PK Mishra remarked: “The new system is anticipated to assist a significant number of citizens by simplifying and making the mutation process more affordable.”
