Delhi Development Authority(DDA) is likely to start issuing possession letters to 1,078 allottees of houses at Jailorwala Bagh from July.An official stated that out of the total 1,675 EWS flats constructed under “Jahan Jhuggi Wahin Makan” scheme, an in situ rehabilitation project, the allotment of 1,396 flats in Jailorwala Bagh was finalised in March.
“Out of these 1,396 flats, 1,078 flats have been allotted to eligible slum dwellers of Jailorwala Bagh JJ cluster and the remaining 579 EWS flats have been partially allocated, with 318 flats being allotted to nearby JJ clusters at Golden Park, Ram Pura, and opposite Mata Jai Kaur School in Ashok Vihar,” the official further explained.
While the process of identifying beneficiaries for the remaining flats is ongoing, DDA has already issued demand-cum-allotment letters to the eligible 1,078 jhuggi dwellers. The formalities for issuing possession letters have also been completed, including the collection of beneficiary contributions from the jhuggi clusters. “The process of handing over the flat keys and providing final possession to the beneficiaries is expected to commence shortly,” said the official.
The allotment of these flats is being made to eligible JJ dwellers at a beneficiary contribution of Rs 1.4 lakh, which is considerably lower than the construction cost of Rs 25 lakh per flat.
Officials said that the newly constructed flats were well equipped with modern amenities, including community facilities and sewerage treatment. Each flat, spanning 340 square feet, comprises a bedroom, living room, kitchen, separate toilet and bathroom, and a balcony. The total residential built-up area of the project is approximately 67,000 square metres, while the covered area for community facilities is nearly 1,000 sqm. The complex also includes parking space for 337 vehicles.
“The authority has made provision for community facilities, including halls, shops, anganwadi, classroom, doctor clinic and children’s day care centre, in Tower-C. There will be lifts in each tower. For the parking purpose, a basement measuring 11,024 sqm area has been constructed. In addition, there is a provision of surface parking. Ample green spaces measuring 9,257.7 sqm have been provided within the project site,” stated the official.
A draw was conducted to allot specific flats to eligible JJ dwellers. This project marks the second in situ rehabilitation initiative by DDA, following the construction and inauguration of 3,024 newly built EWS flats at Kalkaji in Nov 2022 by Prime Minister Narendra Modi, which were designed to rehabilitate slum dwellers in the area.
DDA’s third in situ development project in Kathputli Colony is also under way, with plans to construct 2,800 flats in 14-storey towers for slum dwellers who have been residing in the area for nearly 40 years. Each flat will have an average size of 37 sqm. Local residents are eagerly waiting to get possession of the flats.
In March, lieutenant governor VK Saxena announced a fourth in situ project that will see redevelopment of three jhuggi clusters in east Delhi—Kalandar Colony, Deepak Colony and Dilshad Vihar Colony. This new in situ rehabilitation project, encompassing three JJ clusters, will utilise over seven hectares of land to develop multi-storey buildings.
