Registries of 4,000 flats stuck in 20 projects-GNIDA

This is despite the developers having paid their dues to the Authority and obtaining approval for registries. The Authority has warned developers of action under UP-Rera Act and issued a public notice, detailing the flat registry requirements for these projects.

Around 4,000 flats in 20 group housing projects are yet to be registered in the names of the buyers, officials of the Greater Noida Industrial Development Authority (GNIDA) said on Friday.

This is despite the developers having paid their dues to the Authority and obtaining approval for registries.

The Authority has warned developers of action under UP-Rera Act and issued a public notice, detailing the flat registry requirements for these projects. “Measures have been undertaken by the Authority to facilitate buyers in obtaining the registries. For instance, a provision was made to execute registries in the buyers’ names. But many builders continue to display negligence in this regard,” GNIDA chief executive officer Ritu Maheshwari said.

The Authority’s list shows there are two projects, where more than 500 flats are yet to be registered. In four other projects, pending registries are between 300 and 500, and in five more, the figures are 100-300. Most of these societies are located in Greater Noida West.

On Friday, 75 flats in these projects were registered.

According to officials, there are multiple reasons for registries not having been obtained. Apart from the delay by developers, some homeowners haven’t come forward for the process due to payment disputes with developers. Unsold flats may be another reason their registries haven’t been sought, they said.

Anuj Chaudhary, director of Panchsheel Buildtech, whose project in Sector 16 is mentioned in the list, said registries are pending in a few cases due to payment disputes with buyers. “Besides, there is unsold inventory,” he said.

Chanderkant of SJP Hotels and Resorts – an Eta 2 project also mentioned on the list – said all registry work would be completed in a month.As buyers continue to come forward, their flats will be registered accordingly, he added.

Registry of flats requires the participation of the developer as well. Their representatives have to complete paper work at the sub-registrar’s office, and after getting approvals, they call homebuyers to conclude the registry process.
