The KMC buildings department has made it mandatory for real estate promoters to display boards providing details of under-construction buildings.These boards must include the sanctioned building plan numbers, the names of the architect or licensed building surveyor, and the height of the structures.
The building department engineers in the borough have been instructed to monitor compliance with this regulation and to issue stop-work notices for any projects that do not adhere to the requirements. This measure aims to protect potential flat-buyers, who are sometimes misled by certain developers that stray from approved building plans, which can result in complications when the Kolkata civic authority issues a stop-work order.
Borough-level buildings department officials were instructed to carry out a survey of buildings that are under construction or on the verge of completion to ensure the mandatory boards displaying project details are visible at the construction sites.The instruction to check the display boards has come from the mayor’s office.
Consequently, all executive engineers within the buildings department have been notified and instructed to take appropriate action. It is essential for developers to not only display these boards but to do so in a manner that ensures visibility from a distance,” stated a senior official from KMC at the civic headquarters. He emphasized that these display boards will help foster confidence among potential buyers.
A representative from the civic headquarters stated that it is widely recognized that officials from the building department in various boroughs seldom enter illegal construction areas within wards, even when they are aware of their existence, due to the often hostile conditions.
Moving forward, it will be simpler for them to identify buildings under construction that lack proper signage. They will be required to compile a list of these structures and forward it to the borough executive engineers. Subsequently, the executive engineers will relay this information to the senior officials at headquarters. Appropriate actions will be taken promptly based on the on-site assessments, explained a senior official from the KMC buildings department.
Additionally, borough executive engineers have been instructed to maintain communication with the officer-in-charge of local police stations to ensure that assistant and sub-assistant engineers, responsible for issuing stop-work notices, receive necessary protection when required.
