Housing Infrastructure Development Corporation (Hidco) to conduct a detailed land survey in the 20,000-acre neighbourhood areas of New Town and Rajarhat. The survey aims to prepare a base map and land use development plan for development and planned urbanisation.
The land survey will cover a total of 30 mouzas under different gram panchayats like Jyangra Hatiara, Patharghata, Mahisbathan II, Rajarhat Bishnupur and the erstwhile Rajarhat Gopalpur municipality that now falls under Bidhannagar Municipal Corporation.
Some of the mouzas which will be surveyed are Mahisbathan, Thakdari, Jatragachhi, Noapara, Mahisgot, Tarulia, Hatiara and Recjuani. The area falls outside the core New Town project area but within the Hidco planning area.
Hidco has initiated the process to engage a consultant for conducting the land survey and preparing the base map. The survey will include details of existing buildings, structures, house-holds, roads, open spaces, water bodies along with present solid waste dumping areas, mentioning existing amenities and facilities like water supply, drainage, electrical lines, major and minor roads and public spaces like parking areas, toilets, playgrounds.
A base map of the areas will be framed following the land survey which will be integrated with the existing base map of New Town project area.
“This exercise of preparing a land use development plan for the entire identified area will be done to check uncontrolled development and ensure planned urbanisation,” said Hidco managing director Debashis Sen.
The survey will also include having a population survey of the identified mouzas to collect a population data and correlating the population data with respect to the voters’ list.
Hidco officials said that with new infrastructure projects, including the Metro alignment, new flyovers, real estate development and IT zones, coming up in the core planning area, there is a need to have a fresh land use development and control plan (LUDCP) for the gram panchayat area falling outside the core New Town project area but within the Hidco planning area.
“Real estate development is happening in the areas located close to New Town. After the land survey, the LUDCP for the entire area will be prepared which will specifically mention areas earmarked for residential and commercial purposes, educational, cultural, sports zone along side water bodies and green open spaces. This will help in having a planned and systematic development in the near future,” said an official.
