HYDERABAD: 4521 mutation applications pending in the city, giving property owners a nightmare as they run around from pillar to post.
Despite Municipal Administration Department (MAD) in 2017 instructing urban local bodies, including GHMC, to clear the applications there has been no respite to property owners.
At the time of registration, 0.1 % of the total market rate of the property is collected as mutation fees and the onus lies on line departments to ensure that the property is registered in a buyer’s name.
Due to lack of coordination between revenue department and GHMC, property owners in the city are forced to go around GHMC circle offices for transfer of ownership. There are cases where people have not been able to transfer ownership from the existing owner for two years.
Mahendra Gupta, an advocate from the city said that she has been approached by four people for help in her own apartment (Aparna Sarovar Kancha, Gachibowli). There are many more such cases where the flats are still in the name of previous owner since the last two years.
Saroj Pachisia , a senior citizen from Gachibowli complained that despite paying the mutation charges they had to run around in circles. She herself is a senior citizen and thus it’s difficult for her to go around government offices with all the documents despite paying mutation charges.
People with daily jobs are also suffering. A managing director of a company also complained that since July 2018, she has been waiting for ownership transfer. She can’t leave her job and run around officials. Now there is confusion regarding property tax also due to the menace.
According to GHMC officials, a lack of documentation has led to the delay in the applications. There are documents missing in the application forms sent by officials of the sub registrar office. Property Tax Identification Number is also missing in some application forms.
