In a significant relief for nearly 30,000 residents of sectors 76 to 80 in Mohali, the Greater Mohali Area Development Authority (Gmada) is poised to lower enhancement charges by Rs 800 per square metre.
Previously set at Rs 3,164 per square metre, these charges will now be adjusted to Rs 2,364 per square metre, pending final approval. Enhancement charges are the additional fees imposed on plot allottees to compensate original landowners during the land acquisition process.
At the time of plot allotment, Gmada had secured an agreement from all allottees to pay these enhancement charges as determined by the authority. Confirming this development, Gmada chief administrator Vishesh Sarangal stated, “We have proposed to decrease the rate by Rs 800 and will soon submit the proposal to the relevant authority for approval.” MLA Kulwant Singh, who has been advocating for a reduction in these charges, expressed his approval of the decision.
After numerous meetings with Gmada and state government officials, we have succeeded in lowering the charges. This is a considerable relief for the residents. If this decision had been made 12 years ago, residents would have avoided significant financial pressure, he remarked. Nevertheless, despite the reduction, dissatisfaction persists among residents. They claim that the authority is transferring the burden of a decade-long delay onto homeowners.
